General Informatics Master Plan
A high-tech, urban campus in a natural setting designed to catalyze business
This pioneering development dubbed @Highland integrates leading-edge technology with lifestyle on a campus that incorporates offices, housing, commerce, and nature. The vision of General Informatics was to create a hub that catalyzes Louisiana’s business and tech sectors. Manning was tapped to develop a master plan to bring this vision to life.
General Informatics is the anchor tenant, occupying 20,000 square feet in the flagship office building. Though begun as its corporate headquarters, the plan invites other innovative tech companies to become a part of a collaborative community. To draw companies to the 8.5-acre site in the heart of Baton Rouge, Manning’s plan offers a complete lifestyle experience. In addition to office space with smart-building technology, nearly 200 well-appointed housing units sitting atop ground-floor retail, supplying the perfect balance for vibrant urban life. Broader commercial options abound in the thriving, surrounding community.
Additionally, the natural setting provides beauty and recreation opportunities. The site abuts the Bluebonnet Swamp Nature Center, a 103-acre public conservation park with wandering trails and boardwalks, stretching over a mile of bald cypress-tupelo swamp and forests. Adding to the natural beauty, historic live oaks dot the @Highlands property. The sustainably-designed buildings minimize environmental impact, and site features like bioswales manage the delicate balance of nature on the site.
